What London landlords need ready

The database asks for your details, each property's details, the tenancy and rent, your gas safety, electrical (EICR) and EPC certificates, and any HMO or other licence. In London, 29 of 33 councils run an additional or selective licensing scheme that is in force or approved, so check your council below before you register.

876,939 homes in the region have a latest EPC lodged as privately rented. Of those with a valid certificate, 326,323 are rated D or lower, which matters for the EPC C target for 2030.

Deadlines and penalties

Register each property by 14 October 2027 and renew every year.
Not registering can lead to a civil penalty of up to £7,000, or up to £40,000 or prosecution for serious or repeat breaches.
While you are in breach you cannot get a possession order, except on grounds 7A or 14 (GOV.UK guide).
